What exactly is land lease living?
You own your home outright and lease the land it sits on. This structure is what removes stamp duty and exit fees, and it is the model that underpins every Riverbend community.
Are there any entry or exit fees?
No. There are no entry fees, no exit fees and no deferred management fees. When you sell, you keep 100% of any capital gain on your home.
Do I actually own my home?
Yes. You purchase and own your home. You pay a small weekly site fee for the land and the upkeep of the shared resort facilities.
What does the weekly site fee cover?
The lease of your land and the maintenance of the community and its facilities. For many residents the fee may be partially offset by government rent assistance.
Who can live at Riverbend?
Riverbend communities are designed for over-50s who want a low-maintenance, resort-style lifestyle with like-minded neighbours.
Do I pay council rates?
No council rates apply. You only pay for the utilities you personally use, individually metered.
